Landlords, it’s national Gas Safety Week (17th - 23rd September) and as a committed local letting agent, we thought we’d take the opportunity to share some important information with you.
Recent research from by Gas Safe Register shows that 33% of adults in the UK are uncertain concerning the identification of signs of unsafe gas appliances. Moreover, 17% of recipients also confessed that they don’t take an active approach in making sure that their home’s gas appliances are safe.
That said, as a landlord, it always pays to understand what you need to do to ensure your properties are gas safe - this knowledge will not only prove invaluable for your ongoing success as a property owner, but you’ll also be able to pass these tips onto your tenants:
You should always use a registered and verified engineer to fit, fix and service your gas appliances.
You should have all of your gas appliances serviced and safety checked on an annual basis, and file your home's Gas Safety records both safely and securely.
You should take the time to memorise the six signs of carbon monoxide (CO) poisoning: headaches, dizziness, breathlessness, nausea, collapse and loss of consciousness. Unsafe gas appliances can cause CO poisoning, gas leaks, fires and explosions.
You should regularly check gas appliances for warning signs that they are not working correctly. These include lazy yellow flames rather than crisp blue ones, black marks or stains on or around the appliance and excess condensation in the room.
You should fit all of your properties with an audible carbon monoxide alarm. This alarm will alert you if there is carbon monoxide in your home, allowing your tenants to air and evacuate the property before calling the correct authority in a swift and safe manner.
